However, as a befitting and progressive step in the development of the infrastructure of the city, M/s Yasoram Builders, Kochi, have designed a Marine Sky City cum Shopping complex along the Kozhikode beach. Though flyovers are common in the city, this type of modern and world - class Marine Sky city, apparently is a new concept that is sure to enhance the ever-growing trade and industry. The existing roads beneath the flyover will be retained as such and these will be connected to Marine Sky City via steps.

A. 3m wide walkway and resting place facing the sea.
B. 8m wide road for vehicular traffic,
C. 4m wide space for car parking.
D. 2m wide footpath.
E. 8.40m wide space for the buildings.

The uniqueness and utility of the project would certainly attract more business centers along the beachside. It would also attract locals, tourists and holiday makers alike, as they can enjoy the enthralling beauty of the Arabian sea from an elevated Marine Sky City. The congestion in the city will also be reduced to a large extent.
BENEFITS TO THE CORPORATION OF KOZHIKODE / STATE GOVERNMENT / CENTRAL GOVERNMENT
A. Since the buildings on the Marine Sky City will be registered in the name of the purchasers, the State Government will get stamp duty and registration fees.
B. The State Government will get added building tax from the owners of the buildings.
C. From the enhanced business activities, the State Government will also get added sales tax.
D. The Central Government will get added income tax, service tax etc from the business people
E. The Corporation of Kozhikode will be highly benefited by obtaining added property tax, professional tax etc. every six months from the building owners, professionals etc.
F. The Corporation of Kozhikode can also generate more employment opportunities for the youth.
G. Above all the Corporation of Kozhikode will also be benefited from promoting tourism through this unique Marine Sky City.
ABOUT THE NOVEL CONCEPT
Marine Sky City project proposed along the Kozhikode beach, will be the first of its kind not only in India but perhaps, in the world. This truly viable project is the brainchild of Mr. A.R.S. Vadhyar, Managing Partner and Chief Engineering Consultant, Yasoram Builders, Kochi who has earned a reputation in building constructions over a period of 39 years. The Sky City project connecting Cochin Shipyard to Edappally by-pass also designed by Mr. Vadhyar has been accepted in principle by the State Government and is in progress.
